How to interpret this data

There are three key metrics to determine the strength of a housing market. I cannot emphasise enough that this information is generic and and is not applicable to every project in Las Vegas. For example, housing inventory may seem excessive, however certain floor plans at projects like Veer, with Bellagio Lake Views, have a lack of supply, thus selling quickly and at a premium.

In a perfect world, we would see the following:

  • An upward trajectory on closed sales
  • An upward trajectory on pending sales
  • A level or downward trajectory of months of supply (ideal is six months)
